 Our monthly management fee is competitive and tailored to fit your unique property portfolio. Depending on factors such as the number of units you own, your property's location, and its monthly rental value, fees typically range between 5% and 8%. Some owners with larger portfolios may qualify for rates as low as 3%, while others may fall closer to 10% for more complex properties. At Black Key Residential, we believe in fair, flexible pricing that aligns with your investment goals—without sacrificing quality of service. 

 Our leasing fee is equal to one month’s rent and is only charged once a tenant successfully moves into your property.  Our lease renewal fee generally ranges from $299 up to 25% of one month’s rent, depending on local regulations and specific jurisdiction requirements here in Maryland. We’ll always provide clear details upfront so you know exactly what to expect. 

To get started with our property management services, we charge a one-time onboarding fee of $99. This covers setting up your account, conducting an initial property assessment, and coordinating all necessary paperwork and service arrangements—ensuring a seamless and efficient transition.

Please note, in some Maryland locations, there may be an additional $199 fee to obtain or renew rental licenses or Use & Occupancy (U&O) permits, which we’ll handle on your behalf to keep you fully compliant.
